Friday, May 26, 2017 - April 2017 Stats

In a month over month comparison, the greater Edmonton average single family home price remained stable in April 2017 while Condominium average prices increased over 6% and Duplexes/ Rowhouses increased almost 3%.  Average days on market decreased for single family homes from 50 to 48 days, decreased from 67 to 60 days for condominiums and increased from 62 to to 64 days for duplexes/rowhouses.   Total year to date sales increased over 5% compared to April 2016.

Thursday, October 6, 2016 - Mortgage Changes

October 17, 2016 is a critical date as that is the day the Federal Government mandated changes to mortgage insurance rules will take effect. These new rules will require all insured mortgages to undergo a ?stress test? from the lender. That test will require the buyer to qualify for a mortgage at the Bank of Canada posted rate, currently 4.64%, even though they would still receive their contract rate. Thursday, October 8, 2015 - Market Update

While overall area sales are down about 6.7% over 2014, average residential prices in September are down less than 1%.   This past month, prices for single family homes dropped an average of 1.75% and the average price for condominiums fell ~0.7%.  Duplex/rowhouses though increased in price ~ 2.76%.     Average days on market are up ~8.5% to ~53.  Reflecting upon seasonal trends and low interest rates, this is indeed a great time for Buyers.

April MLS sales in greater Edmonton were up ~10% from March, however overall home sales remain about 13% lower than the same time in 2014.  During this same period, the average home increased in value by slightly over 3%.  The average time for a listing to remain on the market has now increased to 44 days.

Saturday, September 8, 2012 - August Statistics

Edmonton residential property sales in August slowed both month-to-month and year-to-year, mirroring a trend that has evolved nationally all summer. Sales of all types of residential properties were down 17.4% from July and down 10.7% from a year ago.  The average selling price of both single family detached homes and condominiums though remained essentially unchanged over July, although up about 2.2% over 2011.

Monday, July 9, 2012 - Keep your House Cool

Keep your blinds, curtains, windows and doors closed during the day to block the sun's heat.  When it is cooler outside then inside, open selective windows so that cooler night air can enter.  Position fans to pull air in from the cooler lower level and blow it out on the hotter upper levels.  For quick local relief, you can even make a simple air conditioner by putting a metal bowl of ice in front of a fan so that the air is blowing over the ice.

According to figures released by the REALTORS® Association of Edmonton, single family prices have risen slightly every month thiin 2012.  Compared to 2011, single family homes are up 0.4% (to $382,384), condominium?s up 1.1% (to $235,036) and duplex/row houses up 8.9%, (to $329,025) for an average overall increase of 2.99%.  The average days-on-market in April were slightly down to 50 days, an indicator of increased market activity.

Tuesday, April 3, 2012 - February Market Statistics

The Edmonton area average residential housing prices increased 3.7% this past month to $329,911.  This is comprised of a 3.1% gain for single family detached homes ($375,268), 8.5% gain for condominiums ($234,973) and 1.4% gain for duplex/rowhouses.  Year-over-year prices were also up 4.8% for single family properties, 1.7% for condominiums and 0.2% for duplex/rowhouses.  With 5,976 MLS listed properties, the average time on market declined by 17% to 54 days.

Alberta?s Home Inspection Business Regulation came into force on September 1, 2011, requiring all home inspection businesses and inspectors to be provincially licensed. Alberta?s Distracted Driving Law is now in effect. This Law applies to all vehicles as defined by the Traffic Safety Act. Monday, August 15, 2011 - Restrictive Covenants

While restrictive covenants can be an issue on any real estate transaction, the problems are more typically found in inner city and infill properties. It is critical that any restrictive covenants on title be reviewed to verify that the structures or their intended use are permitted. This will help to avoid unexpected complications.

All indications are that the housing market is continuing its slow recovery.  The average price of housing increased through July as compared to June. Single family home prices increased 1.3% while condo prices rose 4.3% during the month. Duplex and rowhouse prices rose on average 4.3%. The local real estate market is up. The average price of a single family detached home in May was up ~1/4% over the previous month and condo?s up ~3.65% from April. Duplex and row house prices declined ~2.96%. Offers at list price are becoming common place.

Mortgage rates remain reasonably stable, with most major banks and Trust companies offering 5.69% for a 5 year closed term.  This rate drops to a low of 3.7% for a 1 year closed term.

Saturday, May 14, 2011 - Market Alert

Over the last two weeks we have seen a shift in market conditions.  Homes that have been listed for 90-120 days with little or no activity are now experiencing multiple showings per week.  Offer letters for townhouses and single family homes are close to or at list prices and multiple offers are being received.  It is too early to determine if this is an anomaly or trend.

Thursday, May 5, 2011 - April Market Stats

The average price of housing has remained relatively flat this past month with less than 1% variance for single family and condominium properties. Duplexes and row houses experienced slight gains at 2.1%. The overall inventory of homes increased about 5%. The average days-on-market in April was 49 days, with a residential sales-to-listing ratio of 45%.

Wednesday, April 6, 2011 - First Quarter Market Analysis

This year there appear to be no external influences on the market and it is operating normally again. According to the REALTORS® Association, there were 3,479 residential sales in the first quarter, down from 3,890 last year. At the end of March, the average overall residential price was down 4.6% from a year ago at $327,725. Wednesday, February 2, 2011 - January Market Statistics

According to the REALTORS® Association of Edmonton, the average price of housing increased slightly in January as compared to the previous month. The all-residential average price rose three quarters of a percent to $310,766; up from $308,497 in December. The average price of single family dwellings rose a quarter of a percent to $356,276 with a median price of $349,900. Thursday, January 13, 2011 - Market Update

The average price for a single family detached home in December was $355,270, down about $10,000 as compared to the price in November. The average condo price dropped less than $6,000 to $223,454. The marginal price reduction in single family detached homes continued a slide that started in June. Average condo prices peaked at $252,700 in April and have continued a relentless downward slide since then.

Never underestimate the emotional quotient.  When showing homes, many times it is the little things that raise the biggest flags.  In our last showing, the rooms appeared unkept and disorderly.  My couple were concerned that this apearance would also manifest itself in hidden mechanical probels weithin the home. The average price of a single family detached property in the Edmonton area continued to soften in November. According to the REALTORS® Association of Edmonton, at $362,657, the average* SFD price was half a percent lower in November than it was in October. Compared to a year ago the price was down by 2.5%. I just returned from having breakfast with a couple whose friend just removed their property from a Commfree listing as it was the "wrong season" to sell. It had been listed for 90 days with no activity. Amazing how myths are taken as truth. I recently placed a couple in a very nice house that had been on the market for an extended time.  Apparently the combination of pine covered lower walls and orange colored upper walls turned prospective buyers away.  My couple realized what could be simply achieved using relatively inexpensive paint and a few hours of labor.  The place looks great - and they got a super deal!

Is the market shifting?  In October, St. Albert saw a month/month increase in the median price of single family detached homes of ~12.8%.  Compared to the market of October of 2009, the year/year increase was still a respectful ~5.6%.

Tuesday, November 16, 2010 - Market Pricing

The value of a property is directly related to both the Buyer's desire and the market conditions.  So, a property either sells quickly when the desire, the market and the asking price are close -- or a property sits when they are not.  While many factors influence the asking price, it is the percieved value that will set the purchase price.
